DESCRIPTION
Audley End Business Centre is positioned on the B1383 on the outskirts of Saffron Walden and close to Audley End rail station. The Business Centre comprises four office buildings, one of which is Grade II Listed, in landscaped grounds with parking. The Cottage, which is joined to the Barn, provides attractive offices over two floors and a kitchen facility at ground floor. WC facilities are shared with the occupier of the Barn, accessed via a glazed hallway.

TERMS
Three month initial licence, renewable thereafter. Three months' notice is required prior to vacation of the offices. Licence fees are billed monthly in advance with a sum equivalent to one months' rent being collected prior to occupation, to be held as a deposit for the duration of the occupancy.
The Licence fee is payable monthly by standing order on the first of the month and includes:
- Heat, Power and Light
- Common area cleaning
- Buildings Insurance
- Water Rates.
Telecom and broadband connections are available via the landlord at an additional cost – further details available upon request. Tenants are responsible for their own suite cleaning.
BUSINESS RATES
Where occupiers are not eligible for small business rate relief, then business rates will be payable to the landlord by way of additional rent. Parking spaces are separately rated.
VAT
Unless otherwise stated, all prices and rents quoted are exclusive of VAT. Any intending tenants must satisfy themselves independently as to the incidence of VAT in respect of any transaction. We understand VAT is not charged on sums due.
